Thanks and congrats to Carol Maddock for confirming the location as Larkfield in Ferrybank on the Waterford/Killkenny border, and Dr O Mac for the important corroborating street view and extra context for the listing - confirming that the "Mr Duffie" was actually correctly "Mr Duffin", an architect.

The DIA mentions a Duffin, William, Edmund --- who was Waterford County Surveyor 1877-1914------ residing at Larkfield, Waterford, <=1889-1913
1901 Census has a Duffin- civil engineer- residing in house with 12 windows in Kilmurry, Rathpatrick ( townland and parish above)
Tho Duffins had moved to Waterford by 1911 where daughters are still single.
No babies or young ones in 1901 or 1911

https://www.flickr.com/photos/[email protected] Certainly the DIA's man is the same as in 1901/1911 census - the L'Estrange (great transcription as S Strange!) part of his name is so distinctive.
His name causes problems in newspaper searches too. He appears as W. Duffin, W.E.L. Duffin, W.E.L.E. Duffin, W. L'Estrange-Duffin, L'Estrange Duffin, etc. He even appears as William F. L'Estrange Duffin in Slater's Royal National Directory, 1894 with his address as Larkfield, Ferrybank. Well covered in newspapers. He was very exercised about coastal erosion, and all the other matters you'd expect of a County Surveyor. It was decided on his retirement that he had been so good at his job that he should receive a pension of two-thirds of his salary. I was hoping to find a flowery obituary that would speak of Larkfield House, but 'twas not to be.
He married Alice Susan Eagar (A.S. on the census) in district of Kilkeel, Co. Down between April and June 1880.

Prior to Duffin, there was a Captain P. Brenann, who died in 1878. I think his wife may have lived on in the house, as the 1881 Slater's had a reference to a Mary Brennan in Larkfield.
Even earlier, John Snow lived there.

Very unusual for Poole to have a lady and child in a shot that are not clear and identifiable! Ferrybank seems to have had some very fine houses!

So..... a mystery? The house is vacent in 1911 so possibility a Mr Austin moved in with new family after 1911 and Poole simply refers to Larkfield as it might have been called.......Duffin's House. !!
